Homebuyers are being advised to make sure they are aware of the items the previous owners will take with them when they move out.
A report by the Halifax states that many vacating owners remove items that can put a dampener on moving day for the incoming residents.
The study found that 26 per cent of people dug up their favourite flowers to take with them when moving house, leaving huge holes in the garden for the new owners.
A further 12 per cent said they had removed light fittings after a sale with another eight per cent finding they couldnt face life in their new home without bringing their existing toilet roll holder or towel rail with them; often leaving unseemly holes in the wallpaper.
Colin Kemp, managing director of Halifax Estate Agency, commented: "It would be nice to think that everybody would leave their old homes, as they would wish to find their new ones, but unfortunately this is not always the case.
"The key is to ensure that you have documentation stating precisely what will be left behind or taken. Also know your rights when it comes to what constitutes fixtures and fittings."
A conveyancer will normally ask the sellers to complete a fixtures, fittings and contents form before sale, allowing any queries to be taken up before a price is agreed.
