About self-employed mortgages

If you work for yourself, rather than as a full time employee at a company, you'll need a special self-employed mortgage to borrow money for a home.

Available from the majority of the high street lenders, these operate in much the same manner as a normal mortgage in terms of the interest rate, payback and arrangement options available. They are designed for contractors as well as people who run their own firms.

Unfortunately, this market has been abused in the past. A lot of people overstated their earning potential in order to borrow more money and untoward lenders were only too ready to accept what they were told without sufficient evidence. The result was that when the economy went through rocky periods many self-employed people found that their mortgage payments were beyond their means and their homes were repossessed.

Now, tighter controls are in place so that people are less likely to get into difficulties with their mortgages. The banks will generally ask for a minimum of two years' worth of income tax receipts, or verified company accounts as proof of earnings in order to approve a self-employed mortgage.

Of course, this could present problems for you if you are exploiting fully legal loopholes in how you report your income for tax purposes. The help of an accountant or an independent financial adviser may be necessary.
